Thanks everyone for your thoughts and support. Moving from London to country is such a big step, even though I am convinced its better for children. Frankly, I am scared. It really helps to discuss things with people who are not emotionally involved.
I love this flat! My first ever property, we had it for 9 years, few life turning events and bitter-sweet memories. I even considered letting it.
I am not sure about the house I am buying either. We have been looking in a few popular areas (good schools and easy commute). Lots of houses end up with “best and final offer” which we kept loosing. My gut feel - even if I am overpaying its not huge. My biggest reservation about this house - it does NOT guarantee the school. Its in the catchment area for a primary which is heavily oversubscribed. There are other good primaries in the area so I reckon the chances to get to one of them are good but I suppose the worst case scenario is to be sent to a horrible school far away (my first children are twins). Also, its 1960s bungalow, low ceilings, no gas, needs renovation and extending which neighbours might protest against - but have to compromise on something don’t I?
A few months ago, overwhelmed by a newborn and 2 lively toddlers, I was terrified about renting and having to move from house to house. Few months on, this idea seems feasible. But its not an easy option either - there is little for rent in the schools catchment, and so far I was refused 2 viewings because “Landlord does not want more than 2 kids in their house”.

Thank you wise people on this site, we are now very near exchange which weather permitting is planned for this week. It took very long time to sort out the title on the house I am buying but we are finally there! :j Its amazing though that the buyer is still keen - she has been waited for my flat since March even though the prices seem to cool off a bit since then. Or well...even if we sold it on the cheap, it saved time and money on renting and moving again with 3 children (keep telling myself that)0

i know how u feel. i bought my first flat 4 years ago, i spent 3 months of hard work doing it up exactly how i wanted. overspent on most things to be honest. but it was exactly how i wanted it interier wise. however rules, regulations, no pets, no children, no garden etc made me think it wasn't right. i put it on the market for 115k, got a cash offer for 105k, but i still wasn't sure. i waited, kept thinking, in the end lost the buyer, took it off the market, put it back on a year later and after two years of hell i've finally sold it for 85k.its a scary time, you wonder whether your doing the right thing or not, but it seems to me u are, but your just getting those last minute doubts, which most people get.
selling my flat was the best thing i've ever done, as much as i loved it interierwise, the general setup of the apartments wasn't right. its an emotional time, but you'll get there in the end. best of luck0
