New LL just wondering what to do about the utilities.

Do tenants choose their own supplier, should I just get the best online deal or install a prepayment meter?

    Yes, the contract for supply is between your tenants and the supplier - you really don't need to be that involved. Just make sure you are meticulous with paperwork / tenancy agreements, so if anyone does a bunk in the future you can prove what date people moved in & out. You might also want to take a date stamped photo of the meters every time a new tenant leaves / arrives - that would help sort out any disputes in the future.

    It would be better to take the ingoing/outgoing meter readings in conjunction with the tenant, include them on the inventory/statement of condition which the tenant should sign. Usually this is done in duplicate, so that both the tenant and LL get to keep a copy.

    It's too easy to fake a date on a photo.
