Notice for leaving when Tenancy Agreement ends

Hey!
I am looking for a bit of advice, I am wondering as to if you have to give notice if you plan to leave when the contract expires? Today I called the letting agent and said that we would not be renewing our contact and would be leaving at the end of our Tenancy agreement, they said that this could be a problem because I have not given a full months notice (its 3 weeks).
I am just a bit confused really as at the back of the contract it does state that the landlord will "require possesion of the dwelling house known as (my current agress) After - 22/10"
Thanks in advance

If you're on a fixed-term rental agreement you don't actually have to give any notice whatsoever: that's why it's called a "fixed-term"! Although saying that, it's only good manners to let them know you don't want to sign a new agreement or go on to a periodic tenancy so the LL and/or agent have time to remarket the property and find new tenants without suffering a void. If they were that keen on retaining you as a tenant they should have been in contact with you some time ago I would have thought.
Please be careful: you absolutely must leave on or by the last day of your tenancy because if you're there even one day after it expires you'll be liable for another month's rent so treble-check the dates on your agreement very carefully. I'm assuming that your tenancy started on the 23rd of whichever month it was.0 -

That's a pre-emptive S21 (aka sword of damocles). It saves the LL having to serve it 2 month's before end of fixed IF they do indeed want the property back. Usually these fail because they are issued same time as tenancy agreement signed and monies taken and a S21 can only be valid if deposit protected BEFORE S21 issued (this is where most LAs mess up).
For everything else - listen to B&TInside this body lays one of a skinny woman
but I can usually shut her up with chocolate!
When I thank a post in a thread I've not posted in,
it means that I agree with that post and have nothing further to add.
