Wohoo, LA finally accepts I am on a Statutory Periodic Tenancy!

Just thought I should tell you that finally after two years my Letting Agent finally has accepted that I am on a Statutory Periodic Tenancy! I have lived in my house for over 4 years now and renewed every 6 month for the first 2 years. Then the Letting Agent forgot to renew the agreement and I kept stumm. Didn't want to fork out nearly £100 renewal fees and after reading on here I didn't need to. Ever since they realised their mistake they have tried to get me to sign a new agreement, which would have been a 6 month contract with break clause (2 month LL, 1 month me). They kept calling me to renew, I kept telling them I am not paying for something I have already got, they tried all sorts in the books. I just ignored them.
This morning, a letter through the post! Telling me that as the contract has not been renewed or terminated it is now periodic!!!!! Hooray!!!! They have finally realised that I am not renewing and paying their fees!
So all you tenants who are trying to be forced to sign a renewal to make the Letting Agents some money, stick to your guns!!!!

Some LAs know about stat perioidc agreements but obviously still want their fee for a FT renewal plus the "certainty" that they will be getting a further 6/12 months commission on your rent under that fixed term, so try to push the issue
Some LAs are so ignorant of LL & T law that they do not understand about SPAs, full stop.
Unfortunately, some LLs have no idea about the law and what their LA gets up to and so also get charged a renewal fee. Alternatively , LL "loses" good T because of LAs persistence over a new FT and LA will not volunteer the real reason for Ts departure.
Good for you gotnodosh0
