Selling part Exchange- do I need an estate Agent?

Hi all,

First post so go easy on me!

I am in the midst of looking at going from a two bed house to a 4 bed, and the opportunity to part ex has arisen.

My question is: I have not listed with an Estate Agent (I did this on purpose in case the part ex deal came off) Do I require an Estate Agent to buy/sell a house, or can I cut them out altogether, and as a consequence have no estate agent fees?

    There is no need for an EA at all. Their function is to: butter you up into signing with them, write up details/take photos, then market the property and show people round. You've got that far yourself.

    Beyond that, a good one can oil the wheels of a chain when it gets stuck and they might chase solicitors etc (they want their commission after all).

    But, for you, it'd be madness to include an EA. They cannot do anything for you. Their primary job is property marketing and viewing. You're past that stage now.
