  • yeah i'm going to keep looking as its in Leeds so there are loads out there, its just a case of finding one in budget but i will do soon i hope

    doesn't sound good so unless it is really cheap and money is more important than safety, I wouldn't.

    Just because a loft room has a ladder as access does not make it necessarily dangerous..... it depends, as others have said, if there is another window in the loftspace, if there are fire doors leading to the room containing the ladder - and we dont know these things....
  • The other thing is she wants cash in hand, but has a home made contract, does anyone know if its law binding if any problems happened in the future?

    Very, very, very dodgy. Cash in the claw is OK (-ish) If and only if the person taking the money if happy to give a receipt giving name, address, 'phone number, email etc etc... (Yup, I doubt it as welll).

    Oddly the law/contract would be valid - any "dodgy", uneneforecable clauses would be ignored (eg "The tenant may only give 2 years notice") and the remaining clauses plus standard stuff you get through wot-the-law-is (eg if monthly tenancy rent-paid-monthly, tenant only needs to give 1 month notice)...

    However, cash-in't-claw, only ladder access to room, worried about fire risk...- me, personally, I'd walk away.. and probably grass the landlord up to the local council...

  • yeah i think your all right, i think i will give it a miss, theres definately no fire doors as the catch is open because it rests on the stairs and all the rest of the doors are like folding wood doors.
