question about agent charges

My daughter has just started renting out her house - she is using an estate agent and was quoted 9% for full managing of the property. She has received her first month's advice note and she has been charegd 9% + VAT!! Surely this can't be right? 9% is 9% isn't it?

Thank you for replying - I just don't get it, still - 9% is 9%...I can't understand how they can add another amount on top because then it's no longer 9% is it?
And yes, thank you - she did her homework, it wasn't the cheapest but did offer a good service (apart from the mind boggling maths)0 -
9% + VAT is good value - unless they are a rubbish firm in which case it will rapidly start to look like a false economy.0

The cheapest was 8%
The agent she uses quoted her 10% but then, bizarrely it was 9% (so I suppose we really can't complain..lol)
It's a well known estate agent here in Nottingham, I don't know about anywhere else.0 -

OK here you go:
The agent charges 9%. That is what they earn to cover their costs and make their business profit.
The Government charges VAT. That is one if the ways they raise money to supply us with roads, the armed forces, prisons etc etc.0 -
But I thought it was the case that if you are quoted a price (say 9%) which makes no mention of VAT, then that price should be inclusive of VAT rather than VAT being added on the top? Is that wrong?0

That would make sense if it was say an electrical item where the law was changed a couple of years back. But the LL/LA relationship is a business one and these are mostly done excluding VAT.0 -
Oh I see. It's a bit unfair in this situation though, because a professional LL would probably be VAT registered, but obviously in this case the OPs daughter wasn't.0
