Change of use commercial stables to residential

Hi,

I have seen some stables for sale that need work before they can become usable again.

There was planning permission submitted back in 2007 to update it increase the roof space and add some external stairs. Its a single story stable.

I was just wondering if its possible to apply to remove the commercial use and use it as a residential home.

I dont know what questions to ask or how I should approach the local planning dept at the council.

What should I be asking for and what are the usall terms to allow you to convert it?

    Would suggest having a word with the local planning dept., just a general enquiry as to the likelihood of obtaining planning to convert, shouldn't cost you anything, but you would at least know if it would be possible. Take it from there.

    Is this building in the Green Belt? Whilst most new development in the Green Belt is inappropriate, the reuse of existing buildings can be acceptable, as the building already exists. However, development for other uses is usually prefered ahead of residential development, so you would need to explore commercial development first. If you can show that residential conversion is the only option, you would need to show that the building is capable of sensitive conversion without altering it substantially. You will need a full structural survey from a qualified person to confirm this, and any external changes (new windows, doors etc) will need to be small, rural-type, preferably in existing openings etc. Also, the garden must not be excessive in size, as a large curtilage will erode the rural character of the countryside.

    There's quite a few issues to explore, and usually Local Planning Authorities have a detailed policy on comversion of rural buildings in the Local Plan/Local Developmenmt Framework, which is worth looking at.
  • Thanks Very much for the reply, I went down to the council and had a chat. He said for me to contact them in writing for a official pre planning advice to get a better idea if its possible to change it to residential property.

    I have also asked what would be the better option to go via the residential route or a chalet/tourist property. Its only a small stable about a 2 bed house but its in a nice area.

    I also mentioned about reducing the enviromental foot print and being self sufficient if possible.

    The area is near a golf course and large country hotel so I dont think its green belt. The stables are surrounded by quite high bushes so its not that visible from the main road too.

    I have asked if any recent submissions have been made requesting change of use too.

    Apprently it take upto 21 days to reply to my request. I have some photos to include too.
