2 months rent in advance question

Hi,

I wonder if someone can answer a quick question for me. Im moving on the 1st nov. I have paid the the landlord 2 months rent in advance, and no deposit. Would that mean that my first months rent would be due on the 1st Dec. They wont expect me to pay another month on the day I move in would they?

  • you would have to pay when you move in the 2 months rent is to cover the last 2 months of you're rental agreement

    It depends what your contract says and what arrangement you have agreed with your landlord.

    No deposit is unusual. So is 2 months rent in advance. Are you sure it is not 1 month rent in advance and deposit equal to 1 months rent?

    However if you really have paid 2 months rent in advance, then what does your contract say about future payments? If it says rent is payable monthly, 2 months in advance, then yes, on 1st Dec you'll need to pay another months rent. In this case just remember when your contract ends to stop paying rent 2 months before you leave as you will be already paid up!

    The rent shall be £600 per calendar month paybale on the first of the each month and payable 2 months in advance ( 300 already received to secure property)

    The first payment of £900 being due on or prior to the date of taking possession.

    (I have already paid the £1200)

    Well then you have to pay 600 each month on the 1st.

    Not sure what the 300 is for (rent? admin fee? deposit?). Also don't understand why 1st payment is £900 since if 2 months advance payment is required that would be 1200 (which is what you've paid). I would ask for clarification.

    I trust you have receipts for all payments made? Do the receipts make clear what the payments are for (ie" £1200 received as rent for [address] ")

    Sorry if i didnt make it clear,

    The rent agreements says as above. I paid 300 to secure the property and the remaining 900 which makes 1200 - the total of 2 months rent in advance.

    I think I dont have to pay my rent now until 1st dec, but my friend thinks its the 1st November when i move in.

    OK. So seems you've paid 1200 - 1st 2 months rent, which is actually due when (or before) the contract starts (1st Nov).

    So yes, I'd expect the next 600 to be payable 1st Dec.
