Hi all,
Well the time is finally here! The contracts have been written up and are ready to sign for our first ever purchase!!
I have been told the vendors have signed theirs and have sent it back to their solicitor ( they have moved to Oz ). My solicitor told me I would have to go in to sign our contract sometime next week, but she rang me yesterday to tell me that they are in the post 1st class? Is this normal?
She says its to speed up the process?
How long do you think until completion now? The new house is empty and just waiting, and I think the vendors want it to be asap!

If the solicitors are local to you then you could go in with the contracts and hand them in to save a day on postage.

Well its a 40 mile round trip to our solicitors. They did indeed arrive this morning, and me and my parter have signed it, along with a couple of other forms. We managed to catch the collection for the post today and sent them RM first class recorded. Hopefully they will receive these on Monday?
So I could complete on Monday? I take it to complete on the Monday, I would have to ring my bank and do a CHAPS payment for the balance of the deposit?0 -
Your solicitor will need to finish all legals and have your deposit in their client account, and the vendor's solicitors will need to have completed all their legals. Once this is done contracts can be exchanged and completion can be set.
Exchange and completion can happen the same day.
Solicitor needs to request funds from lender so this may take 5 working days.

Ahh well the bank manager from the mortgage lender says the money is in a holding account, and will be sent via a CHAPS payment FOC as it was part of my mortgage deal.
I can quite happily get the deposit money to the solicitors bank account same day.
Ideally I want to have the keys by Friday!!!0 -

Friday is doable. Get on to your solicitor first thing Monday. If the lender have sent the money already you should be very quick. Make sure you have Buildings Insurance in place and get the lender's interest noted on the policy. Yep, we already have building and contents insurance in place as we have a free policy through a our lenders as it was part of the mortgage deal we have with them!

Should have gone for the Guaranteed Next Day Delivery. £6 or so but well worth it for vital documents and can be tracked. I use this for my clients docs.
However I am sure you will be a homeowner by Friday.
