Mutual Exchange 3-Way Swap - Moving Advice Required

We are on the verge of completing a 3 way swap whereby we would be moving from a 2 bed house to the same, 70 miles (2hrs travel) to our new home.

We just wondered if anyone had any experience of swapping in such circumstances with all 3 parties having to move on the same day, and which is the best method balancing stress against cost?

To clarify this is a social housing exchange.

    I wasn't sure if that was what the OP meant.

    A buys from B buys from C buys from A?

    It's still going to work the same way though isn't it?

    Or will there be a problem at the very first transaction when there are no funds to move up the chain?

    The solicitors start moving funds first thing in the morning. By the time everyone is packed and out of their former home all the monies should have been transferred, leaving everyone free to collect keys to the new place. If all parties deposit their keys with their estate agents, they can then move to their new destination.

    By the reference of mutual exchange, I assume the OP is referring to 3 social housing households swapping their properties - no transactions are involved.

    And I have no idea how they arranged, save for the fact that I assume all three parties get the date agreed before hand with their respective social housing landlords and receive instructions from them what is required.

    I keep pestering the wife for a Mutual Exchange 3-Way Swap.
  • A relative recently did a swap. After being told the people moving into their house would be there at 8am on swap day....they did not arrive, relative went up to swap house where tennent moving out was still running around trying to load things. I think they had to wait 2-3 hours to move in and it took moving out tennent 2 days + to remove all of their stuff from the property.

    Yes, you're quite right, apologies for the confusion.
    I believe what happens is once all 3 parties are happy they each sign all 3 swapping forms which get handed back to the housing association or council that owns the property and they make checks to the property, etc and agree the move within 3 - 6 weeks.
    Then once all clear, the 3 parties have to agree a date to move, and will then go to the new housing association or council to sign the tenancy agreement.
    I believe keys are just handed over person to person on the day of the move.

    I just wondered if anyone had gone through a 3-way swap before and can offer any advise, and pitfalls to watch out for?

    Possibly could have been done a few years ago, but that loophole has been cut with over and under occupancy rules. i.e a couple only require a 1 bed, but are allowed 1 bedroom more, hence 2 bed max.

    If all goes to plan we're going to be very happy with our move from a 2 bed mid terrace house with storage heaters, to a 2 bed semi with sea views, gas central heating, and a conservatory.

    Just keeping fingers crossed that the last viewing in the chain is sucessful.
