Survey results, advice needed please :)

I know this is a big ask but any help would be much appreciated! I am a first time buyer and have just had our homebuyer survey and valuation back.
Below is the list of main problems pulled from the survey and I just wondered if anyone could offer any advice on costings and urgency for these matters so we can check we have the correct budget for these at the moment, and, if not, how long could these problems could wait for repair when we can afford it next year.
1) chimney stack – needs new flashings
2) Roof Tiles – a few broken, missing or uneven
3) Roof lining – torn is some places and slipping
4) Electrics – need testing as quite old
5) Gas – not been tested, needs testing, slight smell of gas – applies to water heater also.
5) GSH – bathroom radiator rusted/needs replacing. GSH needs servicing
6) Drainage – don’t understand what this means: ‘external path has sunk’ ‘some gullies cracked’
I know its a big ask, and I’m only looking for cost estimates, a ball park figure would do!! I know its hard without seeing the house!! It’s an ex council 3 bed semi in Leeds.
If these are the only issues, is this normal and is it still a good buy (great price for great area)?

Has this affected your mortgage? Did the valuer put a cost on the work which in turn has reduced your mortgage? If in any doubt you should get all the issues checked out thoroughly and put a cost on them. This way you can go back to the vendor and reduce your offer if there's loads of work to be done. Don't let this put you off. Surveys always come back with something and you'll experience this with future properties if you simply pull out now. Other than the drainage issue, I don't see anything being a major problem - you may have to get the house rewired, however, something you can do in your own time. Good luck0

thanks everyone...hadn't thought the drainage thing was as big an impact as it is, but i suppose it makes sense that it can cause subsidence.
Valuation came back bang on what we paying for it so its fine mortgage wise!
these were all the problems that came up APART FROM a big issue with ground movment which got checked out yesterday by a structural engineer, so just waiting for results on that! i just thought if that checked out ok (probably won't!) then these would be all we were left with to sort!

I wouldn't touch this with someone else's. The trouble with movement, even if it is no longer ongoing, is that you will be trapped with one insurer and ever inflating premiums as you will not be able to switch. That's if you can insure it in the first place. This is all supposing that the house isn't falling down of course.
If there has been ground movement then I would bet that the movement may have collapsed the drain rather than the other way round. This is even more serious.Hi, we’ve had to remove your signature. It does sound very expensive with what needs doing, you need to get a builder,plumber ,and sparky in ASAP before you go any further, to see what the work and estimates will be .. I would be very weary with that list.!!0
