House selling woes!

Hello all,
Greetings from a first-time poster on MSE.

Trying to sell my house - like a lot of buyers I strongly believe its great, priced right, etc. It was on at 180 before, and have now dropped the proce down to 175k.

Have had 5-6 viewings in the past 4 weeks, but ZERO interest :(
No repeat viewings, or even hints of an offer!

    I personally do not like the black and white kitchens that were the fashion a few years back. I know people can change kitchen but that was my initial thought on seeing the photos.

    The photo of your living room looks cold/clinical to me due to the hardwood floor. It does not look warm and welcoming to me - a rug perhaps on it would warm up the room whilst still allowing people to see the hardwood. I get the impression you have tried hard to create a a show-room affect which has lost the home aspect IMPO.

    As I have told others on here the current economic uncertainty, people saying house prices are going to fall, mortgage lending at a low, houses flooding onto the market are all going to work against sellers IMPO.

    Have to say that I'm not wild about the photos -were they taken on a very sunny day? There is a lot of glare, and personally I don't like it when they use such a wide angle lens. The bedroom with the fitted wardrobes - is there a bed and a cot in there? Perhaps you could take the cot out for the photos, it makes me think the house isn't big enough. And some pots with flowers would cheer the garden up.

    Having said that, you have had a decent number of viewings, so the photos can't be putting everybody off. I'd say don't panic too soon, give it a bit longer yet!
  • For me you've decluttered too much, it doesn't look like anyones living there. You've depersonalised it too much. Bring in a rug and a couple of homely bits here and there in different rooms, not too much but small things that will make it feel like a home and not a house that's just been dressed by a developer.

    Yours is priced in line with the other three bed semis but there are several of them to choose from and very few buyers around in the current market, so it's a waiting game.

    There's only one bedroom picture and it shows a bed and a cot crammed into one room. It's a three bed house so it must be at least reasonably spacious upstairs; can they do something about the pictures?

    Also not a fan of photos taken with a wide angle lens. Makes it look like the house is tiny and the EA is desperate to make it look reasonable.

    I tried to find it on google streetview..... I think you're right beside some garages, with 3 people's cars tucked up the corner by your wall/a lane - and a lane going up the front of your house.

    For me it'd be location: it looks like it could have trouble if there were any unsavoury or anti-social people about.
  • Property bee says it went on market on the 4th September then dropped the price on the 14th??? Patience! You won't sell in the first week!
  • Get better pics taken, your bathroom actually looks like a downstairs toilet, where is the bath? I had to read the details to glean that actually was the bathroom. Some pictures of the other bedrooms would be good.

    A floorplan is also a plus.

  • I agree that a floor plan is essential.
    New photos are also essential, far too much glare.

    Remove the oven gloves from oven door.
    The black coffee table is crying out for a vase of flowers or a potted orchid.
    No mention of radiators in down stairs rooms.

    Consider including the white goods.
    I dislike details that say, 'space and plumbing for washing machine, dishwasher'.
    They may just make the difference to a buyer on a very tight budget.

    To be fair to the seller, she cannot change the street view photo. I think she's looking for advice on issues she can control.
