so you're happy to take her contribution to household expenses but will feel free to push her out if the need arises.

I think you should be discussing this with her, first. See what she's thinking.

(Actually I wouldn't be happy about a bloke living here, with me, for much the same reason)

  • My OH put his ex on the mortgage, when they got engaged, as he thought it was the right thing to do. She didn't contribute to it at all, and wasn't on any of the utility bills. Anyhow, she left him for another man (her boss). She wanted half the value of the house (valued at 150K at the time), but he managed to get her down to 30K - they cheeky mare. His solicitor said that he'd have to pay it. 5 years on, there's only about 25K equity in the house, and I'm angry at someone I've never even met!

see a solicitor she could get half of any gain in the value of the property

YOU HAVING A LAUGH...... its my house, i have made the equity and this is the entire reason im asking, why should she get anything if it all goes wrong....... i wont get stung again!
what entilement should she have to MY money/profit, she would be living at my house CHEAPER than it would be to rent anywhere, so surely it makes sense

yes BUT she is NOT living with you as a lodger, but in a family unit.
It might well be that if you and she split she can go for some support from you.
Likely she wouldn't get any BUT if she can prove regular payments to you she might.
    See a solicitor;)
They do free half hour initial consultations and you might get your question answered.
What you are really looking to do is retain all title to goods and chattels.

  • Sounds like you need to draw up some sort of contract, not sure if it can be done or not stating what the current value of the house is. Then share expenses from now on but that she only gets a share of any equity that the house makes from the value it's at now so say it's 150k now and rose to 200k that she would be entitled to half of the 50k rise.

If she truly cares for you she should understand your reservations regarding the property. If you truly care for her then you should understand that if she is contributing to a family unit that she should gain something too if you split.

On the other hand, I hope it never comes to any of that. Good Luck!

Given that it isn't her house and she (presumed) won't be contributing to the mortgage but will be benefiting from lower living expenses than if she was renting herself, on what basis do you suggest she should get 50% of any increase in equity?

I'm sure I'd like something for nothing too

Your GF is a fool if she moves in with you.
Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..
  • I would have thought this government leaflet may help answer most of your questions....

  • ask a solicitor to draw up a deed and ask her to sign. basically what is your before you met is always yours. what ever you make going foward together financially should of course be 50/50
