Have they out priced the street

Evening all
Looking at another house as last one we went for won't budge on price up for 240k-250k and wont consider anything below 240k even though empty for 1 year (I think the older generation are the ones most in denial about the current state of the property market).
Seen another has bus stop outside but only single decker every hour. Close to small row of 4 shops. There are 4 houses the same style in the strip.
One up for sale is all decorated upto date and is on for £280k bought it in June 07 for £235k
One next door sold for £187k in Sept 05 (zoopla value is now £182k-£235k)
one the other side sold for £195k in Aug 2008 (zoopla £172k-£206k)
The one we are looking at seems to be the dearest in the strip. Also with the stamp duty threshold do you think they are still expecting to get over the £250k mark.
It is nicely decorated inside but is that really worth an extra £50k-£75k?

Zoopla is rubbish.
It's worth as much as you are willing to pay for it, and as much as they will accept.Been away for a while.0 -

Well really! Most people consider what else their money will get and so any house can be considered in the context of the local market and beyond. As such it is possible to give a value to a house - indeed that's what surveyors attempt to do.

Zoopla shows a price range of £92,000 to 208,000 for a more or less identical row of terraced houses round my way.Been away for a while.0

Agree zoopla is rubbish, its data is highly unreliable. Anyone can input data on any house, there is no verification of this.
Landregistry is better but not perfect.:exclamatiScams - Shared Equity, Shared Ownership, Newbuy, Firstbuy and Help to Buy.

But there are some people who believe that the price the EA quotes them as a value is the price they should be paid for their house.
People who think like that round here have their sale boards rot through after 2+ years0 -
Well if there isn't any recent sales data for a given property then the price is obviously unlikely to be very accurate. But on the houses I've bought and sold over the last 14 years the prices seem sensible - logical really as they can work out the price changes in an area and apply that to a property.0

If they bought in 2007 at the height of the market for 235k, then I struggle to see it being worth 280k now, even if it is fully re-decorated since then, particularly as you say with the stamp duty threshold being at 250k.

I can vouch for this, it shows a 40k range of prices in the block of identical flats I bought in.0
