As some of you may have read in my other posts my house is now under offer (woo hoo!! :j) and we're relocating to another part of the country.
I'm going to Stoke-on-Trent to view 4 houses next week and would appreciate it if anyone had any initial thoughts on the properties I'm going to view:

You get a lot of house for your money don't you. They all look nice. I like the 2nd one but can't comment on the locations. Don't know why people cover gardens with pebbles though.0

I think the second one is best for space, but the third seems to need the least work doing to it. I agree with girleight, they are huge for 80k!0

You do get a lot for your money, I guess the downside is that there aren't many jobs in Stoke but buying a house for the price we're looking at (70K-80k) means we'll only need a mortgage of approx 50k.0

No 1 seemed to need a lot of work doing to it but has a nice garden and good sized kitchen/dining room. Living room looks a good size too.
No 2 is the nicest looking from the outside but the garden as said is a bit sparse. Also kitchen looks pokey.
no 3 Nice bathroom but kitchen pokey but looks spacious for some reason
No 4 has good sized kitchen/dining room which I personally like but pokey living room - though with such a nice kitchen area maybe it doesn't matter.

Are there any guidelines that should be followed if I make an offer on any of them? I really need to move asap but obviously want to get a property for as little as I can. I'm worried that making a really low offer would offend vendors...am I just being silly?0

You're like me in that respect - not wanting to offend vendors but someone on this site advised always go in with an embarrassingly low offer to start with then you can come up if necessary. I did this too but it was turned down. I eventually came up to £5k below the asking price because i really wanted the house and was told (maybe a lie but didn't want to risk losing it) there was another cash buyer interested. I still think I paid a tad too much but the vendor had already come down from the previous asking price by £30k so I thought I'd go with it.
Maybe you could find out which of the properties have been reduced and Which ones have been on the market longest. Any new properties may be on at an unrealistic price and in my experience it normally takes the vendors a few months to realise this and come down a bit - especially in the current climate.0 -

I'm glad I'm not the only one who worries about putting in very low offers. I'll definitely check how long the properties have been on the market for and ask if they've had any other offers.
This business is all so stressful, not only am I hoping to get somewhere for a good price but I'm also hoping things go smoothly with the sale of my house...I can't wait to be moved and get settled somewhere new, put my feet up and have a well deserved drink!! :beer:0 -

I know what you mean. I've been going barmy in a rented place for the last 2+ weeks - its just not home and am feeling a whole lot better now that the offer I put in on the house I like has been accepted. Roll on Christmas when I can be in the new home and settled finally. Hope you get through it unscathed - it is as you say very stressful.0
