Advice on house buying

Hi
We have seen a house for sale on rightmove. If you search for WN5 9EQ and select this postcode only, it's a 3 bed house £169,999. We are not sure if the price is too high. We have the funds so can afford this property but it seems theres not much info on previous house sales for this street to compare prices.
Just wondering if it's worth the price (I know we can always offer less).

if you go on rightmove under the house prices tab there is a price comparison report, it has previous sales and they were:

personally i think it's a bit expensive for pem you can get one of them brand new 4 bed detached at appleton grove (1/2 mile away) for £140k0 -

Did look at those but also noticed that there's planning permission granted to build a retail park, more business units and a hotel on the land behind those houses.
So what would you think the Oakley Drive one is worth? The room dimensions seem pretty generous compared to other similar 3 beds.0 -
Also can anyone explain how new build developers can justify raising the prices of a house every few months while home owners are dropping prices?0
