Tenancy Vetting application

Little bit if advice needed. I am in the process of completing a vetting application for a property I wish to rent, and have to provide an address history of three years.

The past two and a half years is not a problem, I rented through a leading estate agency. But prior to that, i rented a room in a houseshare on an informal basis, i wasn't listed there for council tax or the electoral roll and only stayed six months. I have no contact details for the landlady whatsoever.

In order to satisfy the application, I am inclined to put an address where I lived with relatives before the above mentioned houseshare, so that I can provide the info they are asking for. BUT I don't want to give any false info or white lies that might jeopardise my application. i just want it done. So what do I do?

    Talk to your prospective LL and tell them the truth. I can't see anyone caring about a temporary address over 2 years ago.
  • I didn't have any problems when I got my first rented place with a similar situation - basically I'd lived within a boarding school in staff accomodation, but with half my mail still directed to my parents house. I just explained the situation when I did the address history - application went through fine.

    thanks for the advice, I really appreciate it> Just wanted to give myself the best chance of passing reference checks - otherwise I stand to lose a £ 500 holding deposit.

    I would make it a condition that the holding deposit is returned if you fail vetting. The holding deposit is there to protect the LL against the T changing their mind - not to be held at random based on the whims of the LL!

    Well this is really going to make you faint but I must admit that my processes are fairly common.

    I take a holding deposit equal to 1 months rent. This removes the property from the market and means that I stop dealing with any other potential Ts.

    Holding deposit is returned if I decide not to proceed (never happened yet - one advantage of doing my own referencing is that I can decide whether the Ts meet the referencing criteria within minutes of receiving their application form and before cashing the holding deposit) while the T loses the holding deposit if they decide not to proceed (or if it turns out they lied during their application so they fail to meet referencing criteria). Otherwise the holding deposit just becomes the first months rent.

    Your processes aren't actually all that common. I have rented a few houses in my adult life and only come across ONE LL that will use the holding deposit against the first month's rent. All the others use it as precisely the holding fee and only that (taking property off market/cancel any viewings lined up).

    I don't have any problems with paying £££'s in holding fee if it's going towards first month rent. That's absolutely fantastic!
