with and without an agency finding the tenants, what rules does the landlord ie home owner have to adhere to, likely problems etc repairs, damage, appliances,

there are 70 different acts of parliament which cover renting - join the National Landlords Association and get reading their magazines !! they also have a great legal help line. https://www.singingpig.co.uk is probably the best property discussion forum around. DONT be tempted to do it yourself at first - its a lot more complex than it looks. Use an agent for 6 months, learn from them, then have a go yourself. If you have 3 tenants who are not related, you will have a House in Multiple Occupation and will have to register with the local authority.
i have lost count of the number of amateurs i know who have been shafted by poor tenants.0
