Sole agents vs Multiple agents

I dont know whether this discussion has been covered many times before, but i was wondering whether anyone had any experiences or opinions as to whether to pay the potential extra commission for the sake of access to multiple client lists, or whether the advent of the internet negates this value.

The way I see it, given it is roughly 2.5% multiple agents vs 1.5% sole agency, can spreading it around get at least 1% more on an offer, and in this sense it seems like a good idea.

Any thoughts?

  • Speaking as a buyer, I find it infuriating when a property is listed with multiple agents. For some reason, no estate agent seems to bother getting familiar with the property or particulars of sale when there are other agents in the picture. I often get in touch with all of them and get completely different answers from each one.

    It also rings alarm bells about the property (why is the vendor so desperate to sell) and about the professionalism of the vendor - why have they not been able to sell with just the one agent?

    The lack of knowledge by EA can be just as bad whether sole or multiple agent. That's just agents for you! As a buyer you have to do your own research not rely on what an agent tells you. Time-wasting? Yes!
