Check Out report

We received our Check Out report today and, whilst the results aren't too bad, I am really anxious that it appears that we won't recieve the whole of our deposit back.

The main crux of the report seems to be the standard of cleaning that we carried out. We spent two days cleaning and thought we had done a good job but some of the things pointed out included:

Dust in somes area e.g lampshades, some skirting boards and door returns
Limescale on bathroom and kitchen sink taps
Trapped grease on kitchen worktop joints and around hobs
Oven-internal clean but front "could be cleaner"
Kitchen walls "could be cleaner"

It says we have 5 days to put any objections in writing. It doesn't mention anywhere in the report how much would be deducted from our deposit to undertake the neccessary cleaning.

My question is - do we object to all of it and hope for the best? Or admit some of the areas and take a hit? Our deposit was £875 so how much is likely to be deducted for the above cleaning to be undertaken?

  • They can only deduct from your bond anything that is reflected in the inventory report you were given when you moved in. If the report states the place was gleaming and professionally cleaned and you signed and agreed to this then it looks like they have a right to deduct BUT you must agree to the amount and request quotes for the works required. If an inventory report was never made then dispute the entire amount as there is no proof at all as to how the property looked at commencement of tenancy. Check which scheme holds your bond. The DPS places the onus on the tenant to agree any dilapidations whereas the TDS gives you a set time to disagree (hope this makes sense!).

    We had the exact same problem, we spent a whole weekend up to our eyeballs in soap suds and cleaning products and know we did a damn good job! Our deposit was £550 and they wanted to take just under £110 from us in total.

    We agreed to a couple of things ie: chipped cups and plates, however, we disputed the cleaning cost and asked for an invoice from the company that did the cleaning, with a breakdown of what we were being charged for.

    To cut a very long story short...(see my thread "Trying to get a deposit back after renting") they paid half towards the cleaning and call out charge which they checkily tried to make us pay.

    Plus your deposit should be with a scheme so you could always put your dispute through them, but I think they need evidence...? But i'm not 100% on that :o
