Extra Building Works
To remove non supporting stud wall between kicthen and dining room To remove non supporting stud wall between kitchen and utility room All making good
Move plumbing and pipe work in downstairs W/C
Block up door way to W/C
Cut new doorway in to W/C from garage
Supply and fit new doorframe and door to W/C
Cut new door way in to garage
Supply and fit new door frame and door to garage
Remove internal patio door and make good
supply and fit 2 x new glazed bi-folding doors between dining room and lounge
remove existing radiator and re-site in new position in kitchen/dining room
remove radiator and pipe work in hall way fit clients own new radiator in hallway
Remove existing kitchen
Remove existing wall tiles
supply and fit 12 x mains voltage downlights in ceiling in new kitchen/dining room with 2 x dimmer switches - each one operating 6 lights at a time
re-skim walls to a smooth finish where required and leave ready for decorating
Re-skim ceiling to a smooth finish and leave ready for decorating
Re-cove new kitchen/dining room and leave ready for decorating supply and fit new skirting boards where required
Build up new internal stud wall in garage area including all insulation and leaving storage room behind garage door as discussed
Supply and fit new timber suspended floor in garage to bring floor to same level as the rest of the ground floor dry line walls in garage area Skim walls to a smooth finish in garage area and leave ready for decorating
supply and fit 3 x new double sockets in garage area
Cove ceiling and leave ready for decorating
Cut hole in side wall of garage for new window
Supply and fit a new 1200 high x 800 wide window in side wall of garage First fix electrics in new kitchen area
First fix plumbing in kitchen area
First fix gas pipe work in kitchen area
Final test and certification of all electrics after kitchen has been installed
Final test plumbing after kitchen has been installed
Final gas connections and test after kitchen has been fitted
Supply skip to site to remove all debris
All of the above prices include VAT at the current rate of 17.5%
£11,434.22
I am in the South East. Total cost with kitchen is £33000. Does the building work seem acceptable?

you really need three quotes as its impossible to estimate a job like this from a list to be honest, dont forget to get a part p electrician from the builder and not his mate ..0

..i have been getting quotes for a side extension. Your quote there looks resonably decent though. But like was said, at least 3 quotes! Things like remove kitchen and tiles - can you do this your self to keep down costs alittle?0
