Hello!
MY landord has just sent me a letter with a list of damages which include...
a new hob as the current one is corroded through use?
A marked inside oven panel? (how can this be avoided)
new cupboards next to the oven as the doors have scorch marks from the oven? (no way we could stop this happening)
Is this kind of natural wear and tear included in the deposit?
Would be great to hear peoples views?

Corroded purely through use would be fair wear and taar and therefore not chargeable to the tenannt/s

Marked as in scratched and/or dirty?

The proximity of a cupboard to a heat-source cannot be a tenant's responsibility as it was fixed there by the landlord.
Is this kind of natural wear and tear included in the deposit?

Was there a full inventory carried out at the beginning of the tenancy noting the condition of the property and all its contents?
Was your deposit lodged in one of the deposit-protection schemes?0 -
Were you a tenant (with an AST) or a lodger (had a room in building LL lived in)??
If AST did the last tenancy you signed begin after 6April2007?? If so DPS applies and there is lots you can do,...0 -

— there was an inventory done, but not so much the condition.
— i am not sure if the scheme was used before us.

— The inside of the oven is just stained i think. we cleaned it about 4 times so assumed it was because of use.0 -

If you don't know how the DPS can helpyou then this suggests that either your LL has not given you the scheme's "prescribed information" as required by the Housing Act 2004 or s/he has and you haven't yet read it through.jamesgreenspace wrote: »— How could the DPS help? Have a look at the DPS website - it's there to help Ts and LLs understand how the scheme operates.
On fair wear and tear , google mydeposits (another of the 3 schemes but info still relevant) and "Landlord's guide to fair wear and tear" guide and then "ARLA" and "dilapidations".0 -
