Making an offer + How does one know the right house??????

I have two houses that I really like (although £15k apart). I made a cash offer for the more expensive one at about £12k less than asking price. The estate agent claim that they have had to speak to a company as the vendors are moving to a new build (part-exchanging). They later called back to say Company were "not keen" to accept my offer and would I like to increase it. I asked for specifics of what they said but no answer was given. I was to go for a second viewing for both properties today with my friend. What I found strange was a last minute desperate sounding warning from the agent that I should not indicate to the vendor that I have made an offer. Interestingly, I am told that the Estate agents acts state that all offers must be made known. I wonder if they are playing a game. Should I email in my firm offer "subject to contract" to the agents and would this normally be followed with a written / email response. I really like the house.

Now the confusion-The first house is on a more expensive road and has had a lot of TLC and it is beautiful with a great garden; but the bedrooms are slightly smaller and it has parking for one car + garage. This is the one I think I like more.

The second house (15K less) has slightly bigger rooms but a smaller through lounge, a narrow conservatory and parking for 2 cars. (I have only one car but thinking of guests).The garage is now a utility room/ study. It is next to an uphill park used for walking. The views are nice and the community pays for upkeep including CCTV, but what if things change in future? Also there seem to be some work to be done, for example the bathroom has a leakage but my eagle eyed friend observed that. What else can they be hiding? My friend and family feel the cheaper one is better value because of the extra rooms.

How does one know the right house??????

    weigh up the pros and cons, see as many times as possible, think about it long and hard.. if neither grabs you then the answer is that maybe neither are right.
