Buying a house privately

Hi – I need a bit of advice.
I am looking at buying a house. We were showed a property by an estate agent a few months ago but when we came to put in an offer the vendor decided to take the property off the market as she felt she was not going to get the price she wanted. We are still keen on the property and are thinking of sending a letter suggesting we buy it privately so that she can save on the fees.
However, given that we were introduced by the estate agent, are they entitled to their commission for effectively ‘introducing’ me to the house even though we actually buy the house privately? If they are entitled to their commission how long after the initial agreement does the vendor need to pay the commission?

usually agreements have a clause saying an introduction 6-months or so of a buyer will lead to a fee. you would need to see the exact contract to be definite."enough is a feast"...old Buddist proverb0

Thanks - I thought there may be a time limit but I wasn't too sure. Is there anyone who has bought privately before who has sent a letter to a house seller to offer to buy their property? Is buying a house privately an easy process?0
