Can someone confirm this??

Hi...we are at early stagees of (possibly) moving to new property. I have been quoted 1% by estate agent forselling our house...ie £3,300.....a local soliciter has quoted just over £600!!!! She said most people didnt realise this vast difference...whats going on?? ian

    What is your question?

    Estate Agent = entity 1 = the person/agency who will take photos, market and show potential buyers around your house, guide them through the decision to make an offer, take the offer and submit it to you, etc ....

    Solicitor = entity 2 = the person/office who will see through the legal side of the sale.
  • It sounds like you'll be doing a sale and purchase (i.e. sale of current house and purchase of another). You'd be looking at paying an estate agent around 1%+ for the sale of your home and you don't pay any estate agent fees for the purchase.
    The solicitor then sorts out all the legals for you for the sale and purchase which can amount to £1k+ depending on who you choose.
    If you're buying you will also then have stamp duty to pay on top.
  • Unless you're in Scotland where many properties are sold through solicitors rather than estate agents?

    Thanks....our solicitor has a number of properties for sale in their high st window.....and has said that she sells props ....taking over from est ag. cheaper as well!!...no % fee...so she will sell/ buy...ian ??

    I know some sol. round here have properties in the window but never been to view one yet.

    Are they on rightmove? Thought only Estate Agents are allowed to be on rightmove.

    How much marketing will they do? Do they have a photographer, do they advertise the property in the local paper, internet etc? Do they conduct viewings?

    I would say only a small percentage of properties sell with the sole marketing vehicle being a solicitor's window. It excludes every single person who doesn't visit your high street for example. Also, even if I did visit your high street, it wouldn't occur to me to look for a house in a solicitor's window. I'd look in the EA windows.

    For a £330K house, I'd be very wary about skimping on the marketing side of it. Some people on here use HouseNetwork for selling - £395+ VAT and they are on rightmove.
