Good news today! Freeholder is prepared to sell the block for a total of £678 per leaseholder plus legal fees.

I've made contact with the 9th and last freeholder and he's all for it.

I've just written an update to the other leaseholders.

Just been reading this with interest. Well done Tom! That's a good price too (I paid much more on my last freehold buyout) I don't envy you the work you're taking on, I've done it a couple of times. It can be quite soul destroying if no one else puts in any effort, just moans then disappear when there's any work to be done.... Sounds as if you'll have at least a couple of people willing to pitch in & help. Good luck with it all.

Hiya tom, youve done amazingly well. Try to get other people involved now and make sure your managing agent knows your going to be the freeholder...may well pull their socks up now.Dont make a rod for your own back with other leaseholders. As i was the only one who could be bothered to do anything in the building the leaseholders now come to me for everything...peole will do as little as possible. Our block has 50 flats tho not 9/10 like yours.

    Well done though.

just one word of warning (sorry)- self managing works really well when people like you who are prepared to put in the time and effort involved.

Unfortunately you will not live there forever and when the dedicated ones move on you end up with 10 people who think it is a great idea but dont have time/inclination to do anything.

Things can end up in more of a mess than you started with.....

not your problem I know.... may be an idea to make sure you have a good deputy to take over one day.

Aha, well one my questions on the questionaire is along the lines of "please indicate your expected participation level from 0 to 5, where 0 means you don't want to do anything and 5 means you're happy to do whatever is required".

  • You wont necessarily need a managing agent once you own the freehold if people are prepared to join in, but if it looks like it'll all be down to you, or two of you then it may be easier to keep one on.

    Hiya
Your managing agent has finally filed your accounts. I would check out if they have paid the fine they will have had for the lateness of filing.

    Hope everything going ok.

I've just had my 2nd questionairre back, another yes. Hopefully I'll get the rest of the replies back in the next week or so. It took a while to get replies on the initial letter.
    Happy chappy
