survey

I am hoping to secure an eleven year old property and plan to get a home buyer's report. If the price is agreed what is the process and can I choose my own surveyor?

Also would I be wasting money getting a full structural?

    Yes! You really do not need a Homebuyers report or a Full Structual for a property that is only 11 years old.

    Your mortgage company will arrange for the survey, you may not see it though as the suveyor is carrying out the report o behalf of the lender, not you, unless you have not having a mortgage.

    Yes you can instruct your own surveyor if you wish. If you are buying with a mortgage, the lender will instruct its own valuer to conduct a valuation for mortgage purposes. You will pay for that survey, even though it is for the benefit of the lender. However, you will also have the chance to pay a larger sum for the valuer to provide you with a home buyer's survey (or, I think, a full structural survey). It is likely to be more expensive to pay lender's valuation survey + your own independent survey, than it will be to pay for the one surveyor to conduct two different surveys at the same time.

    In the absence of specific reasons to have concerns about the property's structural soundness I wouldn't personally get a full structural survey but that has to be your choice.
