Wanting a mortgage

In 2005 we entered an IVA. We sold our house in 2007 and moved into rented accomodation, the profit was released to us in error by the solicitor instead of the IVA company. At the end of 2007 the solicitor contacted us to advise of error and our IVA company demanded the money back. As a result our IVA defaulted as a result, as we could not pay the full amount back immediately.

We now pay a monthly payment (less than the IVA I may add) directly to a debt solicitor who managed the debt for the IVA company. We have now lived in rented accomodation for 3 years and have never defaulted on our rent payment.

We are now thinking about getting a mortgage to get us back on the property ladder, but to be honest, have no idea where to go first!. We don't want to go into a bank for the fear of being declined and the embarassment of it all.

We did obtain credit with a mail order company last year for a small amount, which we paid off, also 3 months ago we applied for a credit card, just to see if we could help our rating, not to use to suppliment our income. Been there when we were naive, and lost control, hense the IVA:(. We were accepted with Capital One, high interest, but have used the card for normal day to day spending and paid the balance straight off each time.

Anyway, we would love it if anyone could help point us in the right direction with a mortgage, we don't have a deposit, but want to own our own house or even apartment again. our rent has just been put up for the 2nd year, now at £705. so we would rather use that money to own some bricks & mortar to call our own.
