how much to offer on a property up for 110k

viewed a property today, a 3 bed terrace which is up for 110k, doesn't need too much work and has potential for conservatory etc. what is a sensible 1st owner, its only been on the market a wk and there has been quite a bit of interest, well thats what the estate agents say lol. but its well priced and i dont want to be too cheeky? i know thw owner paid 120k for it 3 yrs ago. what is a sensible 1st offer? any advice please :)

    £95k as a serious answer although only if you think the property is worth it and you can afford it.
  • If it's worth (to you) 110k then offer that, if it's worth (to you) 95k offer that, if it's worth (to you)90k offer that.

    No one on here can tell how well priced the proprty is, your situation, the seller, the property.

    a thousand people could all give you a different value, chances are one will be right.

    Don't go in too low, £95k on £110k is the best way to p**s the vendor off, remember they hold all the cards, they've been on the market for a week, they are likely to get a higher offer, I'd personally start at £104k and see what they come back with.

    Thats the key if it realy is well priced to sell then all those that have been looking at places that are not so well priced and having offers regected will know this and be prepard to get close if they like the place.

    So how well priced is it against the equivilent?

    Depends on

    what's sold recently in the area that's comparable to this property, what's on the market at the moment comparable to it,
    how much it's worth to you,
    how keen the owner is to sell it, and
    how much competing interest there is from others.

    Much of this we don't know from the OP.

    Go view similar that have been on the market for 2 years plus.
