If you google "SDLT mitigation" you will find various organisations offering schemes which claim to mitigate the SDLT. However, these should be considered high risk and are therefore only really worth a punt for higher value purchases.
I have to disagree... these "mitigation" schemes are not worth the trouble and more likely to get you done for tax evasion. Don't fall into the trap of believing you can avoid paying the tax and that it wont be noticed.
As for whether you should be paying SDLT on the piece of land speak to your solicitor. They will be the one filling out the tax paperwork and they will know how to deal with it.0 -

Knock yourself out, if you have £70k to spare, only to find that your neighbours, local council, or planning dept within the council take exception to the new self-storage facility (or whatever you have in mind) that you're running on land which isn't designated for commercial/light industrial use.....
I'd suggest you look at the most recent version of the council's local plan, to see if the land is designated for purely agricultural use (or ask at the planning dept), but it sounds like you're going to sweep this advice under the carpet anyway, so......0 -

Out of interest, the land with chicken shed, is it green belt land? Or does it have permission for building? If it is green belt or restricted usage then £70k is a huge amount of money.
Depends on the amount of land, I'd have thought. A lot for 1 acre. Cheap for 70!...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

OP you will never get away with an unofficial change of use. In a rural area everyone notices coming and going or building work going on no matter how remote you think you are. Sooner or later someone will let the planing people know.0
