How many 2nd viewings result in offers?

Hi everyone,
I just wondered from those who have sold or are SSTC whether all your 2nd viewings resulted in an offer?
Our house has been on the market for nearly 2 months and there seems to be a bit more interest recently and one of our initial viewers 2 months ago decided to come back for a 2nd viewing today with a view to putting in an offer - I take it they realised there was nothing better out their for their money
. They told the agent that they would phone the office on Monday. Should we be positive about this? I don't want to get our hopes up but what do you all think?

I had a second viewing about 6 weeks back and despite saying they would be in touch I didn't receive an offer. With the last house we sold we had a couple come back for a second viewing and even measure up yet still no offer. It was the third second viewing on our previous property that resulted in a sale. Yours does sound positive though so i'll keep everything crossed for you for Monday0

I'd put it the other way around - I would be surprised if there were all that many offers made after only one viewing, although I'd expect there are lots of second viewings that still don't result in offers. But if they've already made comments about possibly making an offer, that sounds like a good sign - fingers crossed for you.0

When I first viewed my house, I wasn't initially bowled over as I though it needed too much work etc so I left it at that.
Then after a couple of weeks of viewing other houses I realised that there was nothing else on the market that could match the potential in the first house and so I had a 2nd viewing and then made an offer.
I think its a good sign, but be prepared for a low offer, price may have been the original sticking point.0 -
Optimistic answer - they've realised that there's nothing else out there that they like and your house offers them everything that they need so they are prepared to buy it.
Pessimistic answer - they've struggled to find anything that suits so they are going back to look at the ones they've rejected but when they come back they realise why they didn't really want it last time.
I hope for your sake that it is the optimistic answer! I can't answer the original question because I never had any second viewings - those that didn't want it said so straight away and the one who did buy it made an offer straight away too.0 -
I only had one couple come to view mine in 3 months (and not though the EA either!) They came back for a second viewing after looking at another property on same street. They put offer in on ours and we accepted :j
It was same for us looking at property's to buy, we went back to see 3 different houses, put offer in on two... they were rejected got beat on price, we couldn't go higher but the thrid house, they accepted and we are now in the process of buying whoop whoop :j

There is no guarantee if they viewed a place 10 times but someone isn't going to view again if they don't like it, so it is a better sign.An average day in my life:hello: :eek::mad: :coffee::coffee::coffee::T

Thanks for your answers. Well we did get an offer albeit nearly 10% off asking price. We haven't discounted it but someone else is quite taken by our property and may make an offer this week also. I am not sure what the average offer is nowadays but in all honesty they will be getting a bargain at that price as it is priced cheaper than the competition anyway. Think they may be trying it on but it may also be their only offer. Until we start knocking 10% off other properties I don't think we are in a position to say yes because we are not sure whether other vendors will be quite so ameniable!!!
Would be happy to take it if we get could get the same amount reduced off another property but then something tells me to hold firm for a further offer.
Oh well, market in our area is saturated with mainly over priced houses and just some that are priced to sell.

I think it's tradition that you never accept the opening offer isn't it?
If I was putting an offer in on a house I would always put in something lowish to test the water and see what the seller comes back with and then increase the offer accordingly.0 -
Yes I thought that was the way it normally went but nowadays buyers with no chain seem to think that we should snap their hands off at the first offer because they are in a 'good position'.0
