New build incentives - how to maximise?

Hi folks, Im preparing to make a move. However despite having owned a home for nearly 10 years, Im CLUELESS when it comes to buying etc and as this will be my first new build Im looking for advice on making the most of what incentives might be available.

Im looking to sell first, so I have deposit cash in hand and will be ready to move chain free and quickly. THere are a glut of immediately available properties here in Glasgow, so I imagine that to be an advantage.

I am looking at 2 bedroom flats in the £130k band (give or take). I should have £20k in cash from the sale of my current property to put down, so I would hope the mortgage company will not object to a decent incentive on top of that...

What should I be asking? Any advice appreciated..

    Have you sold?

    Sell and then buy. But new builds are bad value for money imo.

    Ive not sold yet, but would be looking to before I made an offer on next place.

    Hearing you about the value for money thing, but when you work 4 days a week away from home, the upkeep of my current period place is just too much - I spend all my "free" time cleaning.

    for a start I wouldn't buy a new build flat.

    But if you are going to, remember there are loads of them for sale. Make sure you bargain hard. And only on price.

    Ignore any "freebies" like fridges or cashback or whatever they offer.

    Get a cleaner. Or learn to love the dust.

    Do you think newbuilds don't have dust?

    Some old properties are hard to clean and some much easier. The same applies to new builds (though they are often smaller - which may make them easier to clean but isn't exactly a selling point). Or how much is a cleaner once a week?
  • there are other reasons for wanting a new build - city centre location for minimal time travelling (it all counts when you leave home at 4am on a Monday) and outside space/terrace which you just dont get in old builds here. To get outside space in an older build you are talking a garden, then you are talking out of town and its not an option.

    Im not buying new for buying new's sake. Im buying it because it is the home that will suit me and my needs best at this point in time.
  • That's fair enough - there are plenty of reasons why you might want a new build. I'd quite fancy a balcony (assuming that's what you mean by outside space) myself!

    Remember you can buy a quite new flat secondhand: lots built within the past 5-10 years in Manchester, I think, and some of the owners will be looking to sell. You don't have to buy from the developer unless you want to and you often pay a premium to be the first person to live in a new flat. Of course, there may be reasons why you want a new newbuild flat - which is fair enough, it is your money!

    newbuids that where 249k near me are now going for 180k and one has sold recently according to the land reg for 161k....check what others have sold for recently if you can....try zoopla
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
