    I was in Hornchurch last week, I thought it was a not bad area, stayed in a pub next to the tube station, £35 a night ( nice enough accommodation) ventured into the bar it was great, very lively and friendly but I could not believe my eyes, the beer was £1.99p a pint :beer:

    I thought it was supposed to be expensive in the London area icon7.gif

    I suspect that many areas that have been up are heading down - only ludicrously high house prices in the nicer areas could convince anyone to buy in many of these frankly manky areas. S Tottenham up-and-coming, as suggested above? :eek:

    As house prices fall in the nicer areas, they'll crash through the floor in the nasty areas.

    I was reading a review of Ronnie Scott's Jazz Club dating from 2007 last night, the reviewer had ordered a bottle/pint of Heineken, and a Rum Cocktail; their bill was £12.80.....

    That's because it's Essex.

    It has a distinctly Essex flavour to it. :D
    I'm not cynical I'm realistic :p

    South Tottenham missed out on the creeping gentrification in the 80's and in the 90's. I have no reason to suspect that it will start enjoying it now that prices are dropping like a stone but having said that it could make prices more affordable to the brave few who'd want to live here. There are some lovely Victorian properties in really rather nice, quiet streets but I'd say they're only really suitable for those who either have no children or can afford to send them to private schools. Naturally, it goes without saying that those who could afford private education could most probably afford to live somewhere a bit less, ahem, "edgy"
