Where are today's up and coming areas in London?

I think 6 years ago it was all about the scabbier bits of Zone 2 (Kentish Town, Brixton, Bethna Green were there were bargains to to be found). Those areas have seen impressive growth in sale prices, despite the overall market crash. What are the next up and coming areas?

worth keeping an eye on South Tottenham as N16 gets out of reach - transport is v good as well. I've also heard Hackney Wick - maybe that has already come up. I've met a lot of people renting in Homerton who you would have expected to be renting in Hackney proper a few years ago - maybe there's a Hackney effect there, though it still looks grim and there's no transport.0

Parts of south east London which have now been connected to the new East London line extension. Crystal Palace, Forest Hill etc.0

It's amazing how scabby the central bits of Hoxton and Shoreditch still are considering the proximity to the City and Old St tube.
There's quite a bit of new development around Old St tube, so it might spread a bit. Although the high level of council housing doesn't help.

I was wondering the same about Cross Rail.Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing?
