I while ago I spoke to the assistant of an ifa,who told me that "most people just have the mortgage survey",utter rubbish as my solicitor confirmed.0

Regarding a homebuyers survey, I was not clued up enough to realize there importance then, relied to much on the mortgage valuation, always thought these would pick anything serious up but obviously not! Know for next time.
With the type of house you have you want a full survey not a homebuyers survey.
With a homebuyers it's up to the surveyor how far they go with looking at things. So if the vendor deliberately makes roof access or access into the coal shed difficult the surveyor is not obliged to look into it. This survey is most suitable for properties under 20 years old or flats in blocks. The report can be brief or several pages long depending on the surveyor.
With a full survey the surveyor will look into the coal shed or into the loft even if the vendor tries to make it difficult to do. The report will be several pages long.
With the homebuyers if the surveyor can't look at things they miss them off the report or just say they didn't look at it because it wasn't accessible. There as with full survey they have to look into those things.
Either way with both reports the surveyor will report things such as that you should get the electrics checked out or get a structural survey after getting this survey but this is because the surveyor has no expertise in that area.
For example in my case I was told the electrics where fine, later backed up by 2 different electricians, but get the boiler checked out. I have no idea why he had expertise in electrics but its reasonable to conclude he isn't a Gas Safe engineer so couldn't check the boiler.I'm not cynical I'm realistic

I first heard that years ago when a friend of mine was buying an old terrace house that had been done up.
The house didn't have a damp course which wouldn't have been picked up if she didn't have a full survey.
The developer was p*ssed off because he had to go in do the damp course and then give money of the property as it had to be redecorated.I'm not cynical I'm realistic
