Conveyancing Costs

Im a FTB and My Solicitor keeps changing the cost of the conveyancing. :mad: Firstly I had an Estimate of Cost stating that the searches would be £317.46 however they asked for a cheque for £350. So I queried the difference and received an email stating the cost of the searches would be £234. I then sent the cheque for the amount of £234 attaching the email to the cheque. I recently have had an email from the solicitor saying the cost of conveyancing is £300? Have I got confused somewhere here? Is this normal?

You have to pay a fee for conveyancing and the costs of the searches separately.
The cost of the searches will vary from borough to borough and what searches you have done so that might explain the confusion over the prices for that, but you will still have to pay the £300 plus VAT on top of that.
There are likely to be other charges as well. Have you not been given a full written breakdown of all the costs?0 -

searches and conveyancing are two different things, £300 seems cheap for conveyancing
£234 sounds about right for searches
often figures don't include vat
I'd guess £200-250 on searches and £500-800 (inc. vat) for conveyancing standard.0 -
our solicitor gave us a written breakdown of ALL the costs involved... been a great service so far, although we've not even got to the searches yet0

I had a quote that was supposed to be fixed. This is why I wasnt expecting to pay in dribs and drabs.

Value Added Tax @ 17.5 % £77.88
Searches etc (approximate) £230.00
Bank transfer fee £30.00
Value Added Tax @ 17.5 % £5.25
Indemnity policy contribution £30.00

Stamp Duty Land Tax £0.00

Well that casts a different light on it. Thanks for putting it up. No idea where the £300 comes from then but it may have just been his poor way of explaining something although if you add the searches, transfer fee, policy contribution and the VAt where applicable on those, you get a smidgen over £300.0

Finally got hold of someone to talk to and it seems that people who are dealing with my case are away or off sick and they have charged me twice for the searches which was a little confusing considering that both amounts were different £234 & £300 :mad: Also they havent even done the searches! :eek:A dAy WiThOuT wInE iS lIkE a DaY wItHoUt SuNsHiNe0
