experience of joint letting - 2* estate agents

anyone used this? with the estate agents splitting the fee? have you found it brings a lot more in or not much difference?

    joint letting agents are very common; though usually whoever finds the tenants gets all the fee.

    We had an absolute nightmare using two agencies and would never do it again. The couple that rented it came through both agencies (as people tend to shop around) but decided to go with the agent they were already with, though the viewing came through the other agent. Needless to say, one agent got really shirty and started demanding money, even though it was the fault of the tenant, and had nothing to do with us. The other agent paid them off in the end, but it is not an episode I wish to repeat.

    I'm about to rent a house myself now and I can't really see the benefit as I've been to every agent in town :confused: It's a lot different to buying, where there might be a good reason for dual agency sometimes.

  • surely the money demands have nothing to do with u as the client though because they arrange the sharing of the money between, as long as the overall cost to you remains the same i say let them fight lol if it gets me a sale, so they should fight for their cash LOL

    I think there can be an uneven split based on who introduces the tenant. That's where the argument was, and believe me I thought it had nothing to do with me, but they made it my business by harrassing me constantly at 8 months pregnant. I would never use an agent agin, to be honest, but there's plenty of research to be done and legal groundwork to cover before DIY.

    If you're going in at the right price, I wouldn't bother with two agents. Anything property of any quality at the right price will go quickly. I didn't realise that at the time. If there's a problem getting it rented, there's a problem you need to address to get full potential from your property. As long as your one agent is well respected within the area and use lots of advertising space, you'll be fine.
