boiler in rented house

    spoken to the letting agent again. its fully managed as the owners work out of the country so i have all my dealings through them. seems the boiler was a known issue as they already have a quote for a replacement at 5k. LL is trying to raise cash but they have told them it has to be done. supposed to be getting a call tommorow so we will see the outcome of it all then

    So, Landlord doesn't have enough £££ to get through a prob. Sorry but you are committed to stay to end of fixed term, then find somewhere else. This sort of LL is a pain, steer clear.

    so if a landlord cant supply us with hot water and central heating were still obliged to stay for 7 months and pay rent ?
    Doesnt sound quite right

    good point. im pretty sure it will get sorted just a bit worried about how long it will take. the letting agent said something about them setting up some kind of instalment type thing if they cant raise all the money.
    When it gets done though i`l be interested to see how much they want to hike the rent up come renewal time to recoup there loss`s
    New boiler is going to cost them about 6 months rent

    If the rent you are paying is the market rent for the area (+ or - a bit) then the LL will not raise the rent. If he did, you'd just move and he'd have a void period with NO rent, and only find a new tenant willing to pay the market rent....

    If you're paying below market rate, well, lucky you for now, and nothing wrong with an adjustment esp as you have a new boiler.

    Replacing the boiler (esp since it seems the old boiler is a known problem) is just part of the costs of owning/maintaining/renting out property. It improves the property. Of course LLs don't like throwing money away, but equally they (we) do believe in keeping our property in working order.

    By the way - have you checked if the water tank has an emmersion heater. They often do. That would at least give you hot water.

    tbh its a very strange boiler. the tank is inside the main casing of the boiler and its about half the size of a regular tank. doesnt seem to be any switchs for emmersion heater we have relatives near by so we will be popping to them for showers for the next little while.

    As for market price. Its slightly below but the general condition of the house reflects this. I intended to stay for a while so was going to fix up a few of the problems myself but i think i`l wait now and see how everything pans out. ive already decorated one room which was in pretty horrible decorative order but i`l stop at that till everythings sorted

    weve written permission to decorate as we wish as long as its in neutral colours. tbh we couldnt have made the room much worse.
    1 coat/partially see through off brown with the ceiling painted the same colour :S
    The landlord is quite good with what he lets us do. At the end of the day he wants a long term tennant, only thing he wont let us do which i wish he would is fill in the damn pond. Who has a pond with fish in a rental property ?

    Think i may bring that up at renewal time aswell :)

    This is good, hopefully he will raise the money somehow and get you fixed as quickly as a contractor will allow. My boiler is on it's last legs too, its been bodged to provide hot water again (packed up last week) but no idea how long it will last. My worry is that when it does pack up I'll be given notice because he won't have the money to fix.

    I have been on about them sorting the pump for the pond aswell. it was running on an extension lead wrapped in a plastic bag ! kept telling the letting agent it was dangerous and needed sorting, never got done so i have just unplugged it.
    If i drain the pond then it will only fill up when it rains and i think id rather a pond than a big muddy hole anyway, they have let me fence it off so theres no danger of the little one falling in
