Valuation report - advice needed

Hello everyone

Received my valuation report today on the flat I'm buying and the report includes this statement 'Obtain the advice of an engineer or chartered building surveyor on the need to strenghten the roof structure and undertake recommended work' with a tick in the Yes box for 'are essential internal repairs required'. However at no point within the reort does it go in to any more detail about what exactly might be wrong with the roof and what the recommended work is. I rang up the phone number that came with the report and it was just a call centre bod with exactly the same report as me who couldn't tell me anything more.

The whole report is a bit confusing as another bit of the report states the rear elevations couldn't be viewed due to lack of garden access (this is an upstairs flat), and also the box for attic rooms has a 0 in it despite the fact that the flat has an attic, implying that the surveyor didn't go up there, so how can he really know anything about the roof? Or is that really what this statement is about, that due to not being able to inspect it that he's put this line in? Although in no place is it mentioned that he couldn't inspect it.

So firstly will the lender have a problem with this? The valuation is the same as what i offered, and no other problems are mentioned on the report. And secondly, I was intending on just getting a home buyers report as it's a 1 bed flat but with the business of the roof, should I upgrade?
