Just a note of caution, many house sellers do not gazump (whether through lack of morals or lack of opportunity depending on who you speak to). If you go in and try to gazump their buyers, they may not consider you the sort of person they want to sell their house to, even if their current sale does fall through.
I know I personally wouldn't - I wouldn't be able to trust you to not try to gazunder me on the day before the date of exchange.
I understand the trust issue - but how are gazundering and gazumping linked together? I am willing to pay more for the house - if I wanted to save money on it I wouldn't be trying to beat the existing offer because I would know that it would cost me more.
If only our house search came down to money it would be so much easier!0 -

Have done. With a few of them.
Our huge limitation is that we are restricted to one area due to schools and in that area we are restricted to one price range - which covers only this type of houses, if we are talking 3-bed semis-terraced.0 -

I would love to be able to compromise on the area, but the more affordable and wide area has just one, a really cr*p secondary scool with "satisfactory" Ofsted rating and results consistently below the national average across all subjects. So that's not an option unfortunately.0 -

But in this case I am struggling to understand how something that's perceived very immoral by many, can still be perfectly legal.0 -

Look at it from a neutral perspective.
A is selling a house to B. C comes in with a higher offer. They know A has accepted an offer from B.
C is therefore more than happy to screw over B.
If A is the type of person who doesn't care about screwing over B too then they might accept the offer. If they are the type of person that cares then they might turn down the offer.
All A knows about C is that they are prepared to screw over someone else and they have more money.
So from A's perspective - if you can screw over B then why not, if you get the opportunity, wouldn't you screw over A?
In a rising market the question would be reversed - A could be the one to screw over C (and
As someone said on another thread - it's about the type of person you are. You may have many reasonable excuses as to why it's ok to screw over B but how is A to know you won't have just as many reasonable excuses to screw over A if you feel you can?0
