Retrospective Buildover Reports

I'm a firsttime buyer. Just going through a purchase of a property sale now but I have discovered through the vendors HIP report and my survey that there is a public sewer running under the property. I have contacted my solicitor who directed me to United Utilities who own the drain and are responsible for the maintenance. The house was built in 1910 and does not have any build over agreement in place which I have been told not to worry about but I have asked the vendor to look into it as I have also heard that there should be one in place incase of any liability issues if there was damage and they need to maintain. Worst case scenario - knocking my house down to fix a fault, unlikely but this was something that was descibed to me when I called. I'm currently having a CCTV survey on the drain, but now In two minds to continue as seems like this could have several problems lurking round the corner.

Anyone have any experience of this sort of thing as i'm completely out of my depth with jargon - help!
