Going for a (probably) final viewing

I'm hoping to complete on a flat by around the end of the month/start of next month.

I viewed twice before making the offer, and I'm going back tonight just to be 100% sure!

I'm taking my tape measure, its repossessed so unfortunately I can't test the taps, shower etc. I've timed it so that the neighbours should be home with their TVs on to see what I can hear through the walls.

What else should I do or look out for?

    Have a walk around the outside of the property and see what state the guttering and any downpipes are in, see if any tiles are missing from the roof, if there's any cracking anywhere on the outside. Then look in the corners of rooms for cracks, any damp patches (peeling or 'bubbling' paint, wallpaper peeling off the walls). Look for signs of woodworm, rot in window frames, pull up carpets at the corners (if you can) and look at the condition of any floorboards underneath.

    Speak to the neighbours if you can - see how they feel about the area and the street.

    Thanks, its a flat in a modern block (2006) by the way, so one thing I won't be able to do is check the roof!

    I'll try and pluck up the courage to speak to a neighbour, I've found people in flats don't generally get over friendly or neighbourly though sadly.
