Leaking plastic window frame

Just had a room replastered and after it had all dried out we had quite a lot of heavy rain. I have now noticed to wet patches quadrant shaped at the bottom corners of the window frames on the new plaster could it be the outside beading,and if so how do you remove beading to reseal it,is it just stuck in place with silicone (all though it looks ok) or can water leak past the glass unit. There is no water on the inner sill just the damp plaster.

  • sounds like plasters have removed plaster ..from behind the frame ..when they did this the caulking /sealant that met up against the old plaster from the outside ..has been pulled out.

    so the seal between the frame and outside is now compromised and has to be re-sealed from the outside.

    so you need to give the plasterers a tube of silicone ..and let them put it right.

    Thanks for the reply markj, we have only just moved in a month ago and i think this may have been an existing problem as the old wall paper in this area was loose and when we removed it the plaster came away with it leaving a hole the size of a fist which they have repaired.
    So can i replace the seal by removing the outside beading which i presume is just stuck in place with silicone.

    is your house brick stone ..does it have a cavity wall ..

    is the house pebble dashed ..or rendered or bare brick or stone .

    are the windows plastic ..wood ...are they double glazed.

    Unfortunately I,m not at home this week but the house is brick it has cavity walls no pebble dash just bare brick and has a cavity wall,window is white double glazed plastic.

    well it could be as rough as this job ..note the gaps in the lower corners (could be yours)..note there isn't any beading just silicon

    i couldn't find anything better ....i could do better ..then again I'm not in a rush........as you can see ..its up to your expert hands how neatly you run the silicone beading .
    needs lots of practise ..even the experts cant get it right ..and thats the best closeup I could find .
    There are a lot of rogue double glazing companies out there...their aim is the quickest job for the money ..profit ...not customer satisfaction,.

    also they put these things in with expanding foam and a few wedges ...nothing else holds them in sometimes ....or should i say most times !!!

  • Thanks for the advice much appreciated will remove beading this weekend and seal up behind it then refit hopefully this will cure it.

  • This weekend I removed the beading down sides of window and there was no sealant between frame and wall so filled this gap with silicone then replaced beading with silicone so the sides are well sealed now.
    However Saturday night the rain returned and so did the damp patch so is it possible for water to seep down the front of the glazing into the frame and then leak inside onto wall.I cant think were else it can get in.:(

    It sounds very similar to what I have going on with my kitchen bay window and I am 99% sure of what the issue is.

    I am just waiting for a dry spell to sort it out.

    You may have the same issue. Basically, the rain will hit the glass and run down. At the bottom, there's a rubber seal. The vast majority of water washes away harmelessly onto your sill.

    However, some water will seap into the frame itself (especially in the corners where there can be small gaps in the rubber seal).

    The windows are designed to do this and therefore have draining holes drilled into the frame to allow this water out onto the exterior window sill.

    My guess is that these drains have become blocked and water is not escaping as it should and getting push out of the internal clips that hold the glass in place or it's draining out through the joints in the corners..

    It depends how they are made, but mine are fitted from the inside, so I will take out the 4 internal clips by carefully removing them and making sure the glass doesn't get damaged. Clear out the drainage holes and refit glass and clips.
