assuming you are young enough to suuport a reasonable mortgage term the figures shouldnt be a problem. I would bet my right arm you could borrow the amount you need from your bank without any problem.
BoS will take 60% of your bonus and if you have no monthly debt repayments you would be looking at rough 5x salary situation (based on my experiences working for the same company and dealing with customers with salary similar to yourself.
Even without the bonus/overtime you could probably get the figures you need. If you are in need of a very quick offer then you might want to ditch your IFA and make a decision whether you go direct to a lender or go through a mortgage broker.
Might be an idea to find out what companies turnaround time on offers is. I know a recent client of mine was told by yorkshire building society that they aim to get all offers out within 60 days. not ideal
BoS official line is 7-10 days (but may take longer if proof of income requested)
now isnt the time to ponder your options. you need to make a decision and fast. a 3 week exchange timescale is already pushing it but it can still be possible.I am a Mortgage Adviser

Thanks for that .... as an aside, I've just phoned my Bank to try arrange an appointment. The soonest I can get is a week Friday! However, I did get a mortgage promise from them over a year ago but did nothing about it at the time and when I phoned and told them that appointment was too far away, they said that they could see from my file that I had had a mortgage promise (I'm sure it was for £120,000) from them and they would get the person who dealt with me then to phone me before close of play today. So that's given me a wee glimmer of hope. If I can get £120,000 again then I'll be okay as I could if required raise the extra £7,000. And since getting the promise a year ago I have had a small pay increase.
Still no word from my IFA with a yes or no from the Abbey!! Driving me nuts!0 -
I tried those two links above .... the first one doesn't open, the second one I did a search for Mortgage Brokers in my area and the results were .... 0!!!
Fingers crossed my Bank can get me out of my pickle ... cos still no word from my IFA! grrr0 -

I didn't even notice the typo!!
Just checked - it has returned one result.
I'll wait see what my Bank say today when they call me and failing that, then I may well be contacting this Broker .....

Just as an update in case anyone is interested - my Bank have phoned and the mortgage advisor I dealt with a year ago when I got the mortgage promise is going to see me at 9 am tomorrow. Very happy with HBOS I do feel they are making an effort for me and so fingers crossed I either get the same mortgage promise as before from them or an even better one. Either I'll be happy with. And still no word from my IFA with a decision from the Abbey! Just wanted to say a big thanks to everyone - honestly, I have felt so stressed with the worry but just getting it all down on here and having your replies have filled me with hope. Hopefully, I'll get a half decent sleep tonight and all will go well tomorrow. Fingers and toes and everything else crossed!0
