I live in Block of Two Coach house flats as we have a comunial staircase we pay a mangment charge to OM Proprty Managment for maintenace only, I aslo pay maintenace charge for the comunial areas in the car park.
about 18 months ago they have increase the estimated charge from £380 audited to an estimates £750 estimate without giving any form of rationale. I have written to them requesting a rationale as some of the items such us sweeping costs have increased by 200% as well isurance costs increasing by 400%! However our estate manager never writes back or answer his voice mail. I never been really concerned as I thought this would get corrected once the accounts are audited however 18 months have now passed and the accounts have not been audited.
I have spoken to OM Property manager and the extremely rude lady on the phone explainnned they won't due to be audited until December. However I was always under impression they had to be audited within six months of the account year closing in my case that would have been 31st march 2010.
Could someone advise is I am correct in thinking that are supposed to have account audited within 6 months of the year closing.
As I've raised issues over the estimates and they remain un addressed can I with hold payment? As I am sure they might think differently about responding!
