it began with S ended in D and had 3 letters, just a figure of speach for me but suppose it could be taken as offensive ??
i have signed up with DPS, drawn up inventory and draft tenany agreement is ready to be checked through with tenants tommorow morning and requested a gas safety check from Gas Safe registered person, have an EPC and am in the process of contacting the fire department to fit smoke alarms.
shall have to wait and see now

It is common, and advisable, for landlords or agents to make regular inspections when managing a tenancy. Inspecting on a quarterly basis (every 3 months) to compare the inventory with the current condition should be perfectly acceptable to both parties. It’s important to remember that a tenant needs 24 hour notice in writing before an inspection is made.
Tenants dont "need 24 hours notice" you as the landlord have to request - giving 24 hours notice minimum- however the tenant can turn this down and in fact can turn down you entering the property ( unless there is an known emergency- eg gas leak) tenants can turn down your inspections. Full stop. You have no right to enter unless an emergency is taking place.
This all comes under Quiet enjoyment of the property.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
