When your offer is accepted...

And you demand the EA/vendor to stop all marketing of their property, does this include complete removal from sites such as RightMove?

For instance, if you do a search on RightMove you have the option to include "Under Offer and Sold STC" properties. Assuming you are proceedable, do you demand complete removal from RightMove et al or do you accept the property will simply fall into the "Under Offer and Sold STC" category?

Thanks

  • I would expect it to be on RightMove as SOLD STC.
  • Morning TrickyDicky101,

We got our offer accepted on saturday morning and asked for further viewings to be cancelled & for the house to be taken OFF the market.... Viewing were cancelled & on RM the house now says SOLD...STC and not removed totally.

You can demand whatever you like, but if I were the vendor or their estate agent, I wouldn't agree to stop marketing the house until exchange, especially not if you still have a house to sell. The deal could fall through for any reason until that point.
  • Assuming you are proceedable (ie you already have an offer from a buyer on your property) then I would hope that the vendor of your target property would stop it being marketed. There is potentially a lengthy period between initial acceptance and exchange as you have to do things like get a survey. Assuming you are proceedable and prepared to shell out for the survey, then you are showing reasonable commitment don't you think? If a seller continued to market the place, I would think twice about shelling out possibly £600 or more for the survey in case I got gazumped.

Only the vendor can decide if he is willing to stop marketing the property.

Only you can decide if you are willing to proceed to survey/mortgage application etc.
