i get part hb and am now paying a shortfall myself direct to landlord by dd.
If my ll puts rent up again in next year and i cant afford to pay any more shortfall what would happen could he ask me to leave and how easy would it be for him.?
Im a good tenant for the record and looked after the property well and even improved it.
Im not expecting it to come to it but say it did what could he do?

you cannot be asked to leave until your landlord gets a court order. If you are 8 weeks in arrears he can then go to court to ask for possession of the property. This will take a long time to achieve.0

Are you still with in a Fixed Term tenancy? Some LLs do forgo annual rent increases if they have a "good" T in place as a void can quickly wipe out the equivalent of any proposed increase plus the LL has the hassle of starting over with a new unknown T who turns out to be wholly unreliable.Im a good tenant for the record and looked after the property well and even improved it.

Under recent government announcements, LHA is also reducing by around 8-10% from April 2011.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. it means taht the amount you get from local housing allowance for yoru rent will go down, and you will be expected to "top up" the missing amount to make your rent up to its correct level
""where would you live if he got possession? "
this means that you would have to leave the property and find somewhere else to live..... the court would give you a specific date to move out by.... if you did not move out on that date the LL would have to go back to court to get a Bailiffs warrant and then the Bailiffs would come and make you leave.0
