How did you get away with the AGA?
Two points re the AGA and definitely worth thinking about for anyone buying a house containing an AGA or Rayburn.
AGAs are free-standing as Hedgehopper mentioned.
AGAs are also easily worth several thousands second hand. We went on to part-ex it against a reconditioned one. There is a strong market for reconditioned AGAs and they all take the old AGA in part ex. That way we swapped a tired 1950's cream AGA for a shiny 1970's black AGA. So I guess I could even substantiate the value we assigned it when buying.

Of course you could 'get away' with paying £50k for F&F if the figure was justifiable. My point was really that it takes a lot of second hand F&Fs to be worth £5k. Far more IMO than is involved in the average transaction and far more than the average buyer anticipates.
They probably didn't look, I expect like most places they feel under-resourced and can't check everything. But if they did, they were happy with what they found. Anyway, I only posted my experiences because it seemed that the initial responses to the OP were overly cautious and not rooted in experience. Hmm, what were they expecting her to cook?! No, AGAs aren't [usually] cemented in. They stand on a metal plinth and by virtue of their great weight, tend not to move about.3.9kWp solar PV installed 21 Sept 2011, due S and 42° roof.

What do you mean, "expecting her to cook"?
There's definitely a concrete or cement bit underneath - maybe it's just gravity holding it there.

I'd tell them where to stick their £5k and to take their old crap with them. I'd love to know what is on the list, that is of such value to account for this. The value of second hand white goods is peanuts and who's to say they won't pack up the day after you move in.0

Forgive my ignorance but I thought fixtures and fittings were part of the building whereas chattels were moveable. And so are two entirely seperate things?
